So... What is a Property Stager?

A Property Stager is a professional who specialises in preparing a property for sale by making it more appealing to potential buyers

The expertise of a property stager typically includes the following attributes.

- As a Stager, we have knowledge of interior design principles, such as colour theory, furniture placement, lighting and accessorising. We use this knowledge to create an attractive and cohesive look for the property. A Property Stager has an understanding of the local real estate market, including the demographics of potential buyers. We use this information to tailor the staging to the target audience.

- Property Stagers must have great communication skills to effectively communicate with clients and real estate agents. This is especially important when explaining the rationale behind the staging choices. Project management skills are also a must. From dealing with contractors and vendors to overseeing all the things that go on behind the scenes and ensuring that the project is finished on time.

- As Stagers we must be able to think creatively to solve design challenges and come up with unique and appealing staging ideas that will help the property stand out in a crowded real estate market.

The Process - How does it work?

The staging process starts with a consultation with either the home owner or real estate agent. Typically notes will be taken for every room along with photos or a video for reference.

Next we create an overall look for the property. A colour scheme has to be considered through the use of art, furnishings, cushions and décor. This will help to showcase the home's best features. Furniture and accessory placement is thought out so that space, light and overall appeal is maximised.

Being a Stager requires understanding and empathy, selling a home is often a time where emotions are running at their peak. Conversations a stager has with the vendor must be honest and direct when it comes to communicating what furniture stays and what goes. As a Stager it is important you explain why you are making the choice to edit pieces from the vendor's home so that the client is not offended. At the end of the day our aim is to have a cohesive look throughout to get you the best result possible
